Writing a letter to tenant?
I need to write a letter to the current tenant to inform her that I am the new owner of the property and that all future rent payments should be forwarded to my address. What is an effective way to start the letter?

1) The property you currently occupy was sold. Settlement/Closing/Escrow [NOT SURE WHICH STATE OR JURISDICTION YOU ARE IN. DIFFERENT PLACES HAVE DIFFERENT NAMES FOR CLOSING] was held on _____ (DATE).
2) As evidenced by a true and correct copy of your lease, the Seller, ______(SELLER'S NAME), assigned your lease and security deposit to me.
3] Your security deposit is on deposit at _____ (BANK).
4) In case of an emergency repair or to communicate with me, please make a note of the new phone number: _____________

5) Effective with your next rent payment, please make checks or money orders payable to Jigsaw007. Please mail them to my address at _____________.
6) Within the next few days I would like to inspect the property and meet with you to discuss any matters or concerns you may have. Please call or e-mail and let me know your phone number and the other ways to contact you are.

Normally this is a part of the closing process, the seller writes a letter informing tenants of this fact and particulars. Did you have an attorney at closing?
Your letter can start Dear Tenant: and end with your name, Your Landlord. Give your name, address for checks, phone number. Give specifics on rent collection and assurances that their leases are still good..
Normally the buyer's agent (Realtor) will help do this. I would introduce myself as the new landlord and review the lease terms (dates) where to pay rent and how he/she can contact you. It might be a good idea to stop by and meet your new tenant as well. When I bought my last duplex the tenant's lease was on a month to month. I wanted to renew or get rid of him before the winter (this was October) but he avoided all my communications. I did not have his phone number or email address. He ended up buying a house and taking off without telling me...earlier (face-to-face communication might have prevented that. Best wishes.
I don't know about California, but many states require a signed letter which is sent by registered mail. Your proof of delivery and 30 days. Call the court house and verify how long you have to give them, what to write and find out if you are well within your rights to evict them, ie., 30 days late, or however late they must be.
